What areas do you serve?

We serve the entire Greater Rochester metropolitan area — a 30-mile radius from downtown Rochester. This includes Greece, Henrietta, Webster, Penfield, Pittsford, Brighton, Irondequoit, Gates, Chili, Fairport, Victor, and more. We charge zero travel fees anywhere in our service area.

Are you licensed and insured?

Yes. JNR Sealcoating carries $1 million in general liability insurance. We are fully licensed to operate in Monroe County and all surrounding areas.

How long in business?

JNR Sealcoating has been serving the Rochester area for over 12 years. We've completed more than 2,500 projects — from single-car driveways to large commercial parking lots.

Do you do commercial work?

Absolutely. We serve apartment complexes, HOA communities, retail centers, churches, medical offices, restaurants, and industrial facilities. We offer after-hours and weekend scheduling to minimize disruption.

Best time of year to sealcoat?

In Rochester, the ideal sealcoating season runs from late April through October. Sealer needs temperatures above 50°F and dry weather for at least 24 hours to cure properly.

Sealcoating Questions
What is sealcoating?

Sealcoating is a protective layer applied over your existing asphalt. It shields against UV rays, water penetration, oil and chemical spills, and oxidation. Regular sealcoating every 2-3 years can double or triple the life of your asphalt.

How often should I sealcoat?

We recommend every 2-3 years for residential driveways and every 2 years for commercial lots. New asphalt should wait at least 6-12 months before its first sealcoat.

Do you dilute your sealer?

Never. We use 100% commercial-grade, non-diluted sealer straight from the manufacturer. Many competitors dilute up to 50% with water.

How many coats do you apply?

Always two full coats, no exceptions. Both coats are included in our standard pricing.

Can you sealcoat over cracks?

We always fill cracks before sealcoating. We use rubberized crack filler that creates a flexible, waterproof seal. The repair work is part of our standard process.

Pricing Questions
Are there any hidden fees?

Zero hidden fees, ever. Your written estimate is the final price. We don't charge extra for travel, power washing, crack filling, edge trimming, or barricade setup.

Do you offer group discounts?

Yes! When multiple neighbors on the same street book together, everyone saves. Just mention your neighbors are interested when you call.

When is payment due?

Payment is due upon completion of the job — never upfront. We accept cash, checks, Venmo, and Zelle.

Why not go with the cheapest quote?

Budget contractors often dilute their sealer up to 50%, skip prep, and apply one coat. Our premium two-coat application lasts 3-5 years. Per year of protection, we're the better deal.

Preparation Questions
What should I do before you arrive?

Just move all vehicles off the driveway by the scheduled start time. We handle everything else.

What if it rains on my day?

We monitor weather closely and will proactively reschedule if rain is expected. We'll rebook for the next available dry day.

Do you power wash first?

Always. Proper surface preparation is 70% of a quality sealcoating job. This step is included in every quote at no extra charge.

Do I need to be home?

No. As long as vehicles are moved and we have access, we can complete the work while you're away. We'll text you with a completion update and photos.

Aftercare Questions
How long before I can walk on it?

Foot traffic is safe after 24 hours. Vehicle traffic should wait 48-72 hours.

Will I see tire marks?

It's normal to see power steering marks for the first 30-60 days. These are cosmetic and will disappear as the surface fully cures.

How long will the sealcoat last?

Our two-coat application typically lasts 3-5 years. Properly maintained asphalt can last 25-30 years with regular sealcoating.
