What areas do you serve?

Sealcoating Questions
What is sealcoating?

A protective layer shielding against UV rays, water, oil, chemicals, and oxidation. Doubles or triples asphalt life.

How often should I sealcoat?

Every 1-2 years residential, every year commercial. New asphalt: wait 6-12 months.

Do you dilute your sealer?

Only to manufacturer spec and up to 10 percent more IF NEEDED for proper adhesion and penetration. 100% commercial-grade sealer straight from the manufacturer.

How many coats do you apply?

Always one full coat for residential, up to 2 coats upon request for commercial.

Can you sealcoat over cracks?

Yes. However, crack fill is always recommended for driveways with minimal cracking. If your driveway is littered with spider web pattern cracking, extreme uneven surfaces, and extremely wide cracks, it is far too gone for crack fill to be beneficial as the sub base of the driveway has failed. Sealcoating becomes an aesthetic service at that point.

Will sealcoating fix potholes or major damage?

No. Sealcoating is a protective maintenance treatment, not a structural repair. Potholes, alligator cracking, and severe damage require asphalt patching or full repair first. Sealcoating is applied after those repairs to protect the fresh work.

What's the difference between asphalt sealer and driveway paint?

Big difference. Driveway paint (often sold at hardware stores) is a surface coating that peels, flakes, and fades within a year. Commercial-grade sealer bonds with the asphalt, flexes with temperature changes, and actually protects the surface from UV rays, water, and chemicals.

Does sealcoating smell or create a mess?

There's a mild asphalt smell during application that dissipates within a few hours. We're meticulous about clean edges and cleanup, no sealer on sidewalks, lawn, or garage floors. You won't know we were there except for the beautiful black finish.
